You have two sitting rooms, one with a flame-effect fire and a door leading to a sunny conservatory with French windows to the patio.
There is also a dining room and big kitchen with breakfast table.
Up two staircases are the five bedrooms and three bathrooms.
The main house comes with a single-storey annexe, suitable for guests with limited mobility, looking over the courtyard, with an open plan living area, a family bedroom and a bathroom.
In the courtyard is a hot tub and you also enjoy a games room/summer house and a garden with play equipment, outdoor furniture and barbecue.

Lower Wadden Farmhouse and Annexe is a big detached farmhouse with single storey annexe on a Devon farm near the village of Southleigh. The house sleeps fourteen people in six bedrooms, two double, three twin and a family room with four bathrooms. On the ground floor are two sitting rooms, one with electric fire, a conservatory, a dining room and a kitchen/breakfast room. In the annexe is the family bedroom with one of the bathrooms and an open plan living space. Outside is a courtyard with hot tub, a games barn/summer house and a garden with play equipment, furniture and a barbecue. About a mile from Southleigh village, Lower Wadden Farmhouse and Annexe is a brilliant house for big groups to enjoy a Devon break. Three well-behaved dogs welcome, there is a £75 pet supplement charged per dog. Note Please let us know at time of booking if you don't require the Hot Tub, there is a £100 supplement to use the Hot Tub during you stay please bring your own towels

Lower Wadden House was as advertised and the whole estate was really well maintained The house is set up for rentals and has high levels of equipment The position of the house is wonderful and very secluded even though there are four other lets nearby. We all (12 people and 3 dogs) had a great time.

A great set up which housed all our guests really well and gave plenty of different options for chill out in the evenings.
Would have been great to have a larger teapot when catering for so many, although the number of general plates, glasses etc was great.
We couldn’t find a hairdryer as well? Was there one in the property somewhere?

We, as a family, had a super weekend here in this lovely house with fantastic views of the countryside. Accommodation was just right for us all and so much space. A good centre for visiting Pecorama and the beach. The children enjoyed the games room and outside space with swings. . Everyone enjoyed the bonus of a hot-tub and hopefully we'll be back again. Thanks!
