THE PROPERTY:
The Shallows is a luxury large house set in an exclusive location on Hayling Island, on a point of land between the Emsworth Channel and a wide creek that leads to the sea. Featuring an infinity pool, hot tub, 6 en-suite bedrooms, a pool table, several huge reception rooms and a high-end specification, this unique property looks out over its generous grounds and down to the creek waterside at the bottom of the garden. Bring your kayaks and paddleboards! The entrance opens into the Main Hall, with log burner, piano lounge and high vaulted ceiling. The huge kitchen-breakfast room overlooks the pool and garden, with a large island/breakfast bar, table and chairs and a corner lounge with 66” Smart TV. Another set of double doors lead into the dining room with more views over the pool deck, garden and sea beyond. Bifold doors open up these rooms to make the most of al fresco living. From the kitchen there is also a boot/dog room with separate shower, a pantry and stairs to the drawing room. Also downstairs can be found Bedroom Six, a separate WC and a laundry room. There is underfloor heating throughout the house, and a Bluetooth speaker system is installed across the ground floor.
A grand staircase in the main hall leads to the first floor, where a galleried library provides another seating area and a range of books. A walkway follows the gallery round to the drawing room, where there is lounge area with 66” Smart TV for cosy films by the log burner, another seating area with panoramic views, and a full-size pool table in front of the bifold doors onto a large balcony.
Five of the six huge bedrooms are found on the first floor, while Bedroom Six is on the ground floor:

The whole front of this dog-friendly house opens to the south-facing garden through bifold doors. A large, heated infinity pool sits on the wide deck in front of the kitchen and dining room, see the ‘Useful Info & House Rules’ section for pool open dates. The huge lawned garden leads down to a small woodland, and opens up again to the waterside which reveals a fire pit seating area, a summerhouse with bar and a shower. Sitting right on the seafront overlooking the pebble beach and calm, shallow waters of the creek, a hot tub and sauna await.

- Pets: A maximum of 2 well-behaved dogs are allowed at a cost of GBP25 each per week or part week. If the charge is not taken by this platform we will contact you after booking to arrange.

- A security deposit of GBP800 is a condition of booking, if not taken by this platform we will contact you after booking to arrange.

- Arrival and departure times are clearly stated. As our properties can be booked right up until the last minute, we are unable to confirm early check-in or late check-out requests until 24-72 hours prior to your arrival/departure. Should you prefer to guarantee any such request now, please add an additional night to the start and/or end of your booking.
- Top tip: Adding another night or two may only cost a little extra, or sometimes nothing at all! This is a great way to add some flexibility to your stay.
- The Shallows accommodates up to 12 adults, and 14 in total including children. The Shallows is a family-focussed property and is not suitable for parties. There is limited allocation for other responsible single sex groups or groups of friends with prior written agreement, please do check with us as we may be able to accommodate. Stag, hen and other party groups are not permitted, and will be refused entry with no course for refund. If you have any doubts as to the suitability of the house for your stay, please do contact us and we will be happy to advise.
- On most occasions the house manager will welcome your group on arrival day. Please note this service is not guaranteed, however full house information and emergency contacts are also provided inside.
- Strictly no filming, parties, day guests or wedding groups without our written agreement prior to booking.
- The swimming pool is heated and open to guests from 01 May to 30 September. Dimensions approx: 12m x 5m, depth 1.2m. Target temperature (May to September only): 26-28C (min. 24C) approx.
- The hot tub is open and heated year round.
- Guest safety: A railing will be fitted to the edge of the decking prior to your arrival. The pool is unfenced with no railing or height difference from the decking. The pool has a cover, please replace the cover after every use (this is not a safety cover and does not support the weight of people or animals). The hot tub has a cover, please replace the cover after every use. There is a low wall from the garden onto the beach, however this will not prevent children from accessing the beach. Please always supervise children when they are outside.
- Kitchen facilities: electric double Aga with 4 ovens and 2 large hotplates (boiling/simmering), additional single electric fan oven with grill, 6 zone induction hob, American fridge-freezer with ice and water, dishwasher (plus additional dishwasher in boot room), microwave, Quooker boiling tap, Nespresso coffee machine (standard pods), kettle, toaster, cafetière. Huge living spaces and lots of different social spaces to choose from. The pool was great and a good temperature. A huge garden and lots of extra spaces to explore outside too. Everything was spotless. The kitchen was well laid out and no expense spared in terms of crockery / cookware / glassware. Especially liked the cocktail space!

The Shallows lives up to its fantastic photographs. The house is stunning, with high ceilings and enough space for big families. The grounds and views over towards the marina are a beautiful finishing touch. Alison and Pete were both helpful and attentive. We stayed for a week, with both sets of grandparents and it was the most perfect sanctuary of fun and calm!
