Heading through the main entrance of Melbourne House leads you into the kitchen/breakfast room.
New fitted kitchen installed for spring 2025. The kitchen is equipped with an electric oven and hob, microwave, fridge/freezer and washing machine. The kitchen leads to a useful boot room, great for bags, coats and outdoor gear and beyond to the sitting/dining room. This cosy, dual-aspect room with traditional slate, flagstone floor enjoys views over the pretty cottage garden.
Comfortable seating for 6 is arranged around the large log-burning stove, guaranteed to warm even the coldest of toes on a brisk Lake District evening.
Here you’ll find everything you need for cosy nights in including a Smart TV, DVD player, WiFi a selection of books and DVDs. Completing the room, a dining table for 6 in front of the large window makes for a perfect setting for a heart evening meal after a day filled with Lake District adventure. Also accessed off the hall/boot room is the first of 3 bedrooms. Bedroom 1: Double bed A spacious downstairs bedroom with slate flagstone floor and window seat. First Floor Bedroom 2: Double bed and single bed for flexible sleeping arrangements and views towards Coniston Water Bedroom 3: King-size bed or twin singles Bathroom featuring bath with shower over, W.C. and basin.
There’s also a useful utility area housing the cottage’s washing machine. Outside Pretty garden areas to front and rear of cottage.
Perfect for enjoying a morning coffee in or simply for relaxing and breathing in some fresh Lake District air. Travelling with a dog? We can offer free use of a 1 acre field in Coniston village.

Great property, quirky layout as expected in a cottage of this age (lack of dishwasher very much a first world problem), nice views from the garden the only downsides being the radiator in the d/s bd/r wasn't working and the driveway is really only just wide enough for small cars not family/4x4 but ...
