- Accessible Barn - 4 bedrooms, sleeps 8 - Pet Friendly (max 2 - extra charge) - Close to great local attractions Bedrooms - 4 bedrooms, sleeping up to 8 guests: - 2 double bedrooms (one can accommodate a hoist under the bed). - 2 twin bedrooms with beds that can be configured as king-size doubles or singles. - Single bed can be made into a HIGH BED - Cot available (suitable for babies under 2 years old). Bathrooms - Fully wheelchair-accessible wet room: - Handrails, high-level toilet seat, and accessible basin. - Wheeled commode/shower chair available on request.

Kitchen & Self-Catering Amenities - Fully equipped kitchen with: - Fridge, freezer, hob, oven, dishwasher, kettle, and microwave.
Additional utilities in a separate shed at the foot of the ramp: - Washing machine, tumble dryer, iron, and ironing board. - Option to request low-level appliances (microwave, kettle). Additional Features - Wi-Fi throughout the barn. - Linen and towels included. - Farm produce available for purchase: eggs, pork, bacon, sausages, beef, and lamb, all butchered on-site. - Pets welcome (up to 2, extra charges apply). - Secure parking for multiple cars, including a dedicated disabled parking space.
Important Notes - Maximum of 8 people (including babies and toddlers) for health and safety reasons. - Single beds are 2 ft 6 in wide but can be converted to king-size doubles. - Some areas of the farm are unsuitable for young, unsupervised children.
Location & Farm Features - Located on a 30-acre working farm with cows, sheep, pigs, chickens, ducks, streams, and ponds. - Quiet countryside setting in High Weald AONB but just 2 km from pubs, restaurants, and shops.
Close to: - Ashdown Forest (10-minute drive) with walks and cycle tracks and all things Winne the Pooh! - South Coast beaches, easily accessible for day trips. - Several NT properties close by Family-friendly with opportunities to: - Look after and help feed farm animals, collect eggs, maybe bottle feed lambs - Please note some areas of the farm may not be safe for unsupervised children.
House Rules: - Check-in time is 4pm and check-out is 11am. - Smoking/vaping is not allowed. - There are free parking facilities available at the property for up to 4 cars. - A maximum of 2 pets are allowed at the property charged at £25 per pet per week/short stay - Electricity is free up to 245 units per week (35 per night). Usage above that is charged at 40p per unit - we ask for a security deposit on arrival of £150 in cash.
This is returned in full of the property is left clean and tidy with no breakages - we only allow bookings of 7 nights or more in the peak summer season and over Christmas and New Year.

Owners were great to talk to. We fed the pigs, and met the Dexter cattle. A full house with everything we needed - including laundry.

Excellent property. Very friendly hosts. A great place to relax away from it all. A number of interesting things to do within a short drive...or you can stay on the farm and help feed the animals!

We stayed in The Games Barn last week and had a lovely stay. There were all the facilities we needed for a wheelchair user and older lady.
