Gate Lodge combines period character with modern comfort in a charming single storey home overlooking the River Tay and its famous bridges.
Originally built as the gatehouse to one of Broughty Ferry’s Victorian mansions, the property retains a number of traditional features while offering a relaxed and practical space for a comfortable stay. Ideal for couples, small families or business travellers, the house is well positioned for riverside walks, the seafront and beach, local shops and transport links.
After a busy day exploring the area, you can relax in the private garden or watch the sun setting across the River Tay. Living Space and Bedrooms The spacious lounge enjoys views across the River Tay through its bay window and offers a cosy setting for quiet evenings.
A dining table seating four is positioned within the lounge area, creating a comfortable space for meals or planning the day ahead.
For cooler evenings, the multi fuel fire adds warmth and character. The property has two bedrooms.
The master bedroom is bright and airy, with windows on two sides and a walk in dressing closet.
The second bedroom overlooks the rear garden and includes a built in cupboard for storage. Kitchen and Dining The modern kitchen is arranged across two adjoining rooms at the rear of the house, providing plenty of space for preparing meals.
A cocktail table with bar stools offers a convenient spot for breakfast or a quick bite before heading out for the day. A separate utility room leads through to the bathroom. Bathroom The bathroom features a stylish walk in shower and is finished to a modern standard. Garden and Outdoor Space From the back door you step directly into the private garden.
The outdoor space includes terraces, a summer house and a barbecue area, offering a pleasant setting to relax during warmer evenings. Location Gate Lodge is located within ten minutes drive of Broughty Ferry, a popular coastal suburb with food shops, cafés and boutiques, as well as a picturesque harbour and shoreline.
Nearby Castle Green and the beach offer a great space for families, and you may even spot seals or dolphins along the waterfront. Broughty Castle, dating back to 1490, sits on the seafront and now houses a museum that explores the history of the area. Broughty Ferry train station provides connections to Edinburgh, Glasgow and Aberdeen, while Dundee city centre is just three miles away.
The property also benefits from bus stops directly outside and access to the National Cycle Network Route 1, offering coastal cycling and walking routes. Dundee itself has developed into a lively coastal city, with attractions including the waterfront development, the V and A Dundee museum, historic ships and a growing food and cultural scene.
The surrounding area also offers access to countryside walks, beaches in Angus and Fife, and world known golf courses including St Andrews and Carnoustie. Guest Access and Important Information The property is a single storey detached house sleeping three guests.
It includes two bedrooms, one double and one single, a lounge with dining table and a fully equipped modern kitchen and utility room, bathroom with walk in shower, Sky broadband and Smart TV. There is parking for one car at the property and views across the River Tay and its bridges. Have a fantastic stay at Gate Lodge

Beautiful property with gorgeous water views. It was just as described. Bathroom and kitchen were recently renovated and a pleasure to use. Lots of space and was very comfortable. I would definitely stay here again.

Main thing I appreciated was how clean the place was- with a newly mobile baby in tow that was the part I was nervous about for a holiday rental and no issues at all- spotless. Same goes for kitchen- I've stayed in places where I needed to clean some.otems before use but didn't feel like that here....

Other reviews have said it all really.
It comes down to how you are treated as a guest. The owners do not treat you with respect by supplying charity shop mismatched china which is chipped, cracked and stained. I’m not going to list all the niggles but will just say we enjoyed our stay despite not because of the property.
More than happy to supply that list if the owners want to improve things!
