How can I update my pricing & seasons?
Managing your property's pricing and seasonal rates is essential for maximizing your rental income on Holidu. This guide walks you through the process of updating your pricing and setting up seasonal pricing adjustments.
Understanding pricing and seasons
Pricing and seasons allow you to set different rates for different times of the year. You can adjust your nightly rates based on demand, local events, holidays, or seasonal patterns. Holidu automatically converts your prices into the currency of the booking guest, but you set your prices in your property's base currency—you cannot manually select or change the currency when setting your rates.
Accessing your pricing settings
To update your pricing and seasons on Holidu, follow these steps:
- Log in to your Holidu host account
- Navigate to your property dashboard
- Select the property you want to manage
- Look for the pricing or rates section in your property settings
- Click on pricing and seasons to access the management interface
Setting your base price
Your base price is the standard nightly rate you charge when no seasonal adjustments apply. To set your base price:
- Enter your desired nightly rate in the base price field
- Confirm the currency displayed is correct (your property's base currency cannot be changed here)
- Save your changes
This base price serves as the foundation for all your seasonal rates. Guests will see prices automatically converted to their local currency during the booking process.
Creating seasonal pricing
Seasonal pricing lets you charge different rates during specific periods. To create a new season:
- Click the "Add Season" or "Create New Season" button
- Enter a descriptive name for the season (for example, "Summer Peak," "Winter Holiday," or "Spring Break")
- Select the start date for this seasonal period
- Select the end date for this seasonal period
- Enter the nightly rate you want to charge during this period
- Save your new season
You can create multiple overlapping seasons if needed. The most specific seasonal rate will apply to dates that fall within multiple seasons.
Editing existing seasons
To modify a season you've already created:
- Find the season in your pricing calendar or season list
- Click the edit button next to the season
- Update the dates, name, or nightly rate as needed
- Save your changes
Changes to your pricing take effect immediately and appear on your Holidu listing right away.
Removing seasons
If you want to delete a season or return to base pricing for a specific period:
- Locate the season you wish to remove
- Click the delete or remove button
- Confirm your action
Once deleted, the base price will apply to those dates again.
Tips for effective seasonal pricing
- Plan ahead: Set up your seasonal rates in advance to ensure availability is accurate for potential guests
- Research demand: Consider local events, school holidays, weather patterns, and tourism peaks when setting seasonal rates
- Competitive analysis: Review similar properties in your area to understand market rates during different seasons
- Flexible adjustments: You can update pricing at any time, so monitor bookings and adjust rates based on actual demand
- Buffer periods: Consider creating short seasons for transitions between peak and low periods to optimize revenue
Important note about currency
When setting your pricing on Holidu, you set all rates in your property's base currency. You cannot change or select a different currency for your pricing. Holidu automatically displays your rates in the guest's local currency during the booking process using current exchange rates.
Troubleshooting pricing updates
My changes aren't showing up: Pricing updates typically appear within a few minutes. If you don't see your changes, try refreshing your browser or logging out and back in.
I need to change my currency: Your property's base currency is set when you first create your listing and cannot be changed through the pricing interface. If you need to change your currency, contact Holidu support for assistance.
Dates are overlapping: If your seasons overlap, the system will prioritize the most specific rate. You can structure seasons however works best for your property.
What to do next
After updating your pricing and seasons, review your calendar to ensure all dates display correct rates. Monitor your bookings regularly and adjust your seasonal pricing as needed to maximize occupancy and revenue.
