Keeping your property address accurate and up-to-date is essential for ensuring guests can find your listing and for maintaining consistency across all distribution channels. This guide will walk you through the process of editing your property address through your account.

Why Address Accuracy Matters

An incorrect address can lead to guest confusion, missed bookings, and potential compensation claims. It is your responsibility as a property owner to ensure all property configuration details, including the address, are accurate before and after publishing your listing.

How to Edit Your Property Address

Follow these simple steps to correct or update your property address:

Step 1: Access the Location Tab

Log into your property management system (PMS) and navigate to the Location tab of the property you wish to modify. This is where all address-related information is stored and managed.

Step 2: Review Current Address Details

Carefully review the address information currently displayed. Check all fields including street address, city, postal code, and country to identify any discrepancies.

Step 3: Report the Issue

If you identify an error in your address, click on the "Fix or report an issue" button. This will prompt you to select which scenario applies to your situation.

Address Correction Scenarios

When reporting an address issue, you will be asked to select one of the following scenarios:

Scenario A: The Address is Wrong in Holidu App

Select this option if the address displayed in the Holidu App itself is incorrect and needs to be updated.

Scenario B: The Address is Correct in Holidu App, But Wrong in Portal(s)

Select this option if the address is correct in the Holidu App, but appears incorrectly on other distribution channels such as Booking.com or Airbnb.

Required Documentation

To process address changes, especially for external channels like Booking.com, a recent utility bill is mandatory. This document serves as proof of your property's actual address and helps verify your claim.

Acceptable utility bills include:

  • Electricity bill
  • Internet bill
  • Water bill
  • Gas bill
  • Any other official utility statement showing the property address

Grace Period for Address Changes

You have a grace period of 24 hours after publishing your property to report any address inconsistencies. Once this period expires, you remain responsible for any inaccuracies that may affect confirmed bookings.

Processing Times

The time it takes for your address changes to be reflected depends on the distribution channel:

Holidu Group Sites

Address updates are processed instantly after you save the changes in your account. Your corrected address will be visible immediately on all Holidu-owned platforms.

External Distribution Channels

Updates to external platforms such as Airbnb and Booking.com typically take between 7 to 14 days to process and reflect. During this period, your address on these platforms may still show the previous information.

Important Reminders

As a property owner, you are solely responsible for ensuring that all property configuration details, including your address, are accurate and complete. Before publishing your listing, verify that:

  • The street address is correct and complete
  • The city and postal code match the property location
  • The country information is accurate
  • All details match official documents such as utility bills or government records

After publishing, remember that a 24-hour grace period applies for reporting any errors. Beyond this window, guests may have grounds to file compensation claims if they encounter issues due to address inaccuracies.
