What "Changing the Owner" Means

In Holidu, the property owner is the account holder (host) responsible for the listing. Changing the owner means transferring the property from one host account to another host account. This ensures that all payments, invoices, contracts, and management responsibilities are correctly assigned to the new account holder.

Rules and Conditions

Before requesting a property owner change, it's important to understand the key requirements:

  • One property at a time: You can only transfer one property per request. Bulk transfers are not available.
  • New contract required: The new account holder must sign their own separate host contract with Holidu.
  • Booking status matters: Bookings that have already been invoiced and paid out to the previous account holder cannot be transferred. Only uninvoiced bookings can be migrated upon explicit request.
  • Onboarding fee: This fee is charged once per property. If the previous account holder already paid it, the new owner won't be charged again. If it hasn't been charged yet, it will be deducted from the new account holder's first payout after their initial booking.

Impact on Payments and Invoicing

Understanding how the ownership change affects financial matters is essential:

  • Previous account holder: Receives all payouts and invoices for bookings confirmed before the transfer date.
  • New account holder: Receives all payouts and invoices for bookings confirmed after the transfer date.
  • Booking migration: Bookings made before the transfer but not yet invoiced can be migrated to the new account. However, this requires an explicit request to Holidu and is not automatic.

After the change, the new account holder may have limited visibility of bookings made under the previous owner's account. These bookings won't automatically transfer unless you specifically request a booking migration from our team.

How to Request the Change

To transfer ownership of your property to a new host, please reach out to us using the Holidu Assistant. Our team will guide you through the process and handle the transfer securely.

When contacting us, be prepared to provide:

  • The property address or listing ID
  • Details of the new account holder
  • Information about any bookings you wish to migrate

Important Considerations

Booking management: Bookings created before the migration may not be visible in the new account automatically. If you need the new account holder to manage these bookings, you must request a booking migration explicitly. Without this request, the new account won't have access to previous bookings or payment history.

Guest communication: Inform your guests about the ownership change to prevent confusion regarding check-in procedures, payments, or communication channels.

Verification: Always double-check that account holder details are correct before confirming the change, especially for legal and tax purposes.
