Changing the property owner on Holidu means transferring your listing from one host account to another. This process ensures that payments, invoices, and management responsibilities are correctly assigned to the new account holder.
What "Changing the Owner" Means
The owner in Holidu is the account holder responsible for the property. When you change the owner, you're moving the property listing from one host account to a different host account. This transfer requires a signed contract with the new account holder and involves specific rules around bookings and payments.
Rules and Conditions
Before requesting a property owner change, understand these important requirements:
- One property at a time: You can only transfer one property per request. Bulk transfers are not available.
- Separate contract required: The new account holder must sign their own independent contract with Holidu.
- Booking restrictions: Only bookings that haven't been invoiced yet can be migrated to the new account holder. Bookings confirmed before the transfer date that have already been invoiced remain with the previous account holder.
- Onboarding fee: This is charged once per property. If already charged to the previous host, it won't be charged again. If not yet charged, it will be deducted from the new account holder's first payout after their first booking.
Impact on Payments and Invoicing
Payment and invoicing responsibilities change based on the migration date:
- Previous account holder: Receives all payouts and invoices for bookings confirmed before the owner change.
- New account holder: Receives all payouts and invoices for bookings confirmed after the owner change.
- Booking migration: Bookings made before the transfer but not yet invoiced can be migrated upon request. Once migrated, the new account holder receives payment and invoicing for these bookings.
