Transferring property ownership in Holidu means moving a property from one host account to another. This guide explains what this process involves, the conditions you need to meet, and how it affects payments and invoicing.

What "Changing the Owner" Means

The owner in Holidu is the account holder responsible for managing the property. When you change the owner, you are transferring the property from the current host account to a new host account. This ensures that all payouts, contracts, and management responsibilities are correctly assigned to the right person.

Rules and Conditions

Before you request to change your property owner, understand these important rules:

  • One property at a time: You can only transfer one property per request. Bulk transfers are not available.
  • Independent contract required: The new host must sign their own separate contract with Holidu, independent of any previous agreement.
  • Booking cutoff date: Bookings confirmed before the change date are invoiced and paid to the previous account holder. Bookings confirmed after the change are invoiced and paid to the new account holder.
  • Onboarding fee: This fee is charged only once per property. If it was already charged to the previous owner, it will not be charged again. If it has not been charged yet, it will be deducted from the new owner's first payout after their first booking.

Impact on Payments and Invoicing

Understanding how the ownership change affects payments helps you plan the transition smoothly:

  • Previous account holder: Receives all payouts and invoices for bookings that were confirmed before the property owner change date.
  • New account holder: Receives all payouts and invoices for bookings that are confirmed after the property owner change date.

This separation ensures clear financial records for both parties and simplifies tax and accounting procedures.

How to Request the Change

To transfer ownership of your property to a new host, contact us directly through Holidu Assistant. Our support team will guide you through the process and ensure all necessary documentation is completed.

When you reach out, have the following information ready:

  • Your current property details
  • The new host's information and contact details
  • Confirmation that the new host is willing to sign an independent contract

Important Considerations

Booking Visibility After the Change

After the property owner changes, bookings made before the migration may have limited visibility or may not appear in the new account automatically. The new account holder does not automatically inherit booking data from the previous owner.

If you need existing bookings to be visible and manageable under the new owner's account, you must explicitly request this from the Holidu Team using Holidu Assistant. Without this request, the new owner will not have access to or be able to manage bookings created before the migration.

Guest Communication

Always notify your guests about the ownership change to avoid confusion regarding check-ins, communication, or any other booking details. Clear communication helps ensure a smooth transition for everyone involved.
