FAQ - National Identification Code (CIN) for Italian Properties
Welcome to the most frequently asked questions about Italy's National Identification Code (CIN). This comprehensive guide will help you understand the CIN requirements, deadlines, and how to register your property on Holidu.
How can I request the CIN?
To get your CIN, visit the Banca Dati Strutture Ricettive (BDSR) platform. You'll need either SPID (Sistema Pubblico di Identità Digitale) or CIE (Carta d'Identità Elettronica) to log in. Once you verify your property details on the platform, you can submit your application for the CIN. For detailed step-by-step instructions, consult the Ministry of Tourism's official manual.
Is the CIN mandatory for everyone?
Yes, the CIN is required for all types of accommodation. Starting November 2, 2024, it is mandatory for:
- Hosts and managers of hotel and non-hotel tourist facilities as defined by current regional regulations and the autonomous provinces of Trento and Bolzano
- Lessors of residential properties for tourism or short-term rentals (as defined in Decree-Law No. 50/2017 converted, with modifications, by Law No. 96 of June 21, 2017)
If I already have a regional or provincial identification code, do I still need the CIN?
Yes, if you already have a regional or provincial code, you must still obtain the CIN and display both codes. The CIN is a separate national requirement that does not replace existing regional or provincial codes.
I read my regional code will automatically become a CIN. Is this true?
No, this is not accurate. Currently, you must apply for the CIN separately. Regional codes will not automatically convert into CINs, so you need to submit a new application through the BDSR platform.
I don't have a regional code. Do I need the CIN?
Yes, you must request the CIN even if your region does not require a provincial or regional identification code. However, if your region does require a regional code, you must obtain that first before applying for the CIN.
I have an agriturismo. Do I need the CIN?
Yes, all properties, including agriturismi (farm stays), must apply for the CIN. This requirement applies regardless of whether your regional regulations specifically mention agriturismi.
What is the effective date for the CIN regulations?
The CIN regulations became effective on November 2, 2024. All properties were required to obtain a CIN by January 1, 2025. From this date onwards, you are subject to penalties for failing to obtain, display, or publish the CIN.
What are the penalties if I don't get the CIN by January 1, 2025?
Failure to comply with the CIN requirements can result in significant fines:
- Fines up to €8,000 for landlords who do not obtain the CIN
- Fines of €5,000 if the CIN is not listed on rental platforms
- Your listing may be removed from booking platforms
Where do I display the CIN?
The CIN must be displayed in two locations:
- Outside the building in a clearly visible location, complying with local urban and landscape regulations
- In every short-term rental listing, both on online platforms and in offline materials
I already have the CIN. How do I enter it on Holidu?
Here's how to add your CIN on Holidu:
- Log in to your host account at host.holidu.com/app
- Select your property from the dashboard
- Navigate to "Configuration" and click on "General Information"
- Click "Edit" next to "Property Information"
- Enter your CIN in the designated field
- Click "Save" to confirm
Your CIN will now be displayed on your Holidu listing, helping guests verify your property's legal registration.
How should the CIN be displayed outside my building?
The CIN should be clearly visible outside the building in a way that complies with local urban and landscape regulations. If posting a physical sign is not possible due to local restrictions, other visible methods of displaying the CIN are acceptable, as long as it remains clearly visible to guests and authorities.
Who can I contact if I need help with the CIN?

Which properties must meet the new safety standards?
All short-term rental properties must have the following safety devices installed:
- Combustible gas detectors
- Carbon monoxide detectors
- Fire extinguishers
Properties managed as commercial businesses will also need to meet additional safety installation standards beyond these minimum requirements.
When do I need to comply with the safety requirements?
The deadline for meeting all safety standards is January 1, 2025, the same date as the CIN requirement deadline. Ensure your property is fully compliant by this date to avoid penalties.
My building already has fire extinguishers. Do I need them in my property too?
Yes, each individual property must meet the safety requirements independently, even if the building itself is already compliant. Fire extinguishers and other safety devices must be installed within your specific rental unit or property.
Where can I find more details about safety device requirements?
For comprehensive information about safety device requirements, specifications, and installation guidelines, please refer to the Ministry of Tourism's official website. They provide detailed documentation about all mandatory safety standards that must be met by January 1, 2025.
We hope this FAQ has been helpful in clarifying the CIN requirements for your Italian property. Thank you for being a Holidu host and for your commitment to compliance and guest safety.
