Starting July 1st, 2025, a new regulation in Spain requires all short-term rental properties to obtain a Short-term rental accommodation Registration Number (NRA). If you don't have properties in Spain, this regulation does not apply to you as a host. For those with Spanish properties, here are the 32 most frequently asked questions about the NRA and how it affects your Holidu listings.

1. What is the Digital Single Window for Rentals and the Short-term rental accommodation Registration Number (NRA)?

The Digital Single Window for Rentals is a centralized platform managed by Spain's Ministry of Housing and Urban Agenda that allows short-term rentals to be registered and monitored in a unified way. The NRA is the mandatory identifier each accommodation must obtain to be legally offered on vacation rental platforms. It's different from your tourism license and complements it. The NRA can be up to 53 alphanumeric characters, formatted like this: ESFCTU00004501300010949200000000000VUT-4501-232-00018. You'll find your NRA in the PDF emailed after submitting your application.

2. What happens if my touristic license or my NRA expires, is revoked, or cancelled?

To legally operate, your property needs both a valid license number and NRA. If either one is cancelled or becomes invalid, you must renew it immediately. Without both, your property can no longer be published online on any platform.

How can I verify the validity of my NRA?

To check your NRA's current status and validity, visit the official Registradores portal at https://sede.registradores.org/sede/sede-nra-web/nra. Enter your NRA details to confirm it's active and valid.

3. How much does a NRA cost?

The cost to apply for an NRA online through the Registradores portal is €27 per submission (before taxes). You can choose between two payment methods:

  • Credit or Debit Card ("Pago Telemático") – The simplest option. Pay directly on the website using Visa or Mastercard.
  • Prepaid Wallet ("Monedero Registral") – Commonly used by property professionals. Requires a minimum top-up of €150.

4. Is the €27 fee a one-time payment or do I need to pay it annually?

The €27 fee is an annual charge. You must pay it each year when renewing your NRA.

5. To renew my NRA do I need to submit a new application every year or just pay the €27 fee?

Renewal requires both payment of the €27 fee and a simplified renewal application. The process involves confirming or updating your existing information but is less extensive than the initial registration.

6. Who is affected by this regulation?

This regulation affects:

  • Hosts (individuals or companies) offering short-term accommodations in Spain for payment
  • Digital rental platforms operating in Spain, regardless of headquarters location

7. What types of properties are impacted by this regulation?

The regulation applies to all properties offered for short-term rental for profit, including:

  • Urban vacation rentals (Viviendas de Uso Turístico, or VUT)
  • Rural accommodations such as casas rurales
  • Individual rooms offered within a home
  • Boats or other non-traditional lodgings rented for tourist purposes

If you have a valid tourism license and rent short-term to tourists, you generally need an NRA.

8. What types of properties are excluded from this regulation?

The following are excluded and do not require an NRA:

  • Hotels, aparthotels, motels
  • Guesthouses, hostels, or similar establishments
  • Campsites, caravan areas, or regulated rural hotels

These typically fall under NACE Rev. 2 categories 55.1, 55.2, or 55.3. In Holidu, if your property is exempt, the NRA field will be hidden. If it's required, the field will appear in red marked as "Required field".

9. How can I check if my property is subject to this regulation?

Review your tourism license classification from your regional tourism authority. If it's listed as a hotel, hostel, campground, or other official tourism establishment (not a "vivienda de uso turístico"), you're likely exempt. You can also:

  • Check your region's tourism registry
  • Contact your local or regional tourism office for confirmation

10. Do I need an NRA if I only rent out my property a few months per year?

Yes. How often you rent matters less than how you use the property. If you're renting for financial gain—even just a couple of weeks or months annually—you must obtain an NRA.

11. Do I need two NRAs if I offer both short and long stays?

No. If the rental is offered as short-term accommodation for payment, you only need one NRA per unit regardless of stay length.

12. When does the law come into effect and what is the deadline?

The regulation took effect on January 2, 2025, with a grace period until July 1, 2025. All hosts must obtain an NRA and communicate it to platforms before that date.

13. What are the main obligations for hosts?

Your main responsibilities are:

  1. Obtain a Short-term rental accommodation Registration Number (NRA) for each unit
  2. Keep your information updated—report changes in capacity, ownership, or other features
  3. Respond to authorities regarding inspections or information requests
  4. Include the NRA on every platform where your property is listed, or the platform cannot keep your listing active

14. How do I obtain a Short-term rental accommodation Registration Number (NRA)?

15. Can the NRA application be submitted in person, or must it be done online?

The application can be submitted electronically via Sede Registradores or in person at the "Registro de la Propiedad" or the corresponding office for "Bienes Muebles".

16. Where can I find my Unique Registry Code ("Código Registral Único" CRU)?

Your CRU is an 18-digit numeric code found in several places:

  • On the Simple Note ("Nota Simple") from the Property Registry (request online at https://sede.registradores.org if you don't have it)
  • In your property deed
  • On your property tax bill or receipt ("Impuesto sobre Bienes Inmuebles" or IBI)

In some cases it may appear as "Identificador Único Registral" (IUR) or "Identificador Único de Finca Registral" (IDUFIR). This is different from a cadastral reference or license number.

17. Can I apply for an NRA if my property only has a temporary license number?

Yes. As long as your license is currently active in the Consell, it will be accepted during the application process, even if it's temporary or under review.

18. I have several units under the same license number. Can I apply for multiple NRAs with the shared license?

Yes. As long as the units legally operate under the same license, you can apply for an individual NRA for each one using the shared license number.

19. Can I apply for an NRA on someone else's behalf (e.g., if I'm a property manager or agency)?

Yes, but you must:

  • Attach a document proving legal authorization (e.g., a notarized power of attorney or signed authorization)
  • Indicate the owner's name in the "Person represented by the applicant" field

20. How long is the NRA valid and do I need to renew it?

The NRA is valid for 12 months and is renewable if your rental activity continues. You'll need to renew it annually, but the number itself won't change.

21. What if I have multiple properties?

You must apply for an NRA for each unit you rent. If multiple units share the same CRU (e.g., apartments in one building), you can apply for multiple NRAs in one application by detailing each unit. In Holidu, you must enter the NRA for each individual unit.

22. I have a listing that combines two separate units rented together. Do I need a separate NRA for this combined listing?

No. You cannot obtain a separate NRA for the combined listing unless the two units are legally registered as one property. However, you can publish a combined listing if you:

  • Obtain an individual NRA for each unit
  • Clearly state in the listing that the rental includes both registered units
  • Display the NRA of one of the units

Check with your regional tourism authority to confirm this setup is accepted in your Autonomous Community, as some may have specific guidance.

23. What happens if I don't get the NRA before July 1, 2025?

By law, platforms including Holidu may have to deactivate any listing without a valid NRA starting that date. Your accommodation won't be visible or bookable online until you obtain an NRA.

24. What about future bookings if I don't get or renew the NRA?

Future reservations do not need to be cancelled if they were made through a valid listing at the time of booking (either with a valid NRA after July 1, 2025 or without one before the regulation took effect).

25. I'm a Holidu Host. What are the steps I need to follow?

Follow these steps:

  1. Obtain your NRA as soon as possible by following the application process
  2. Log into your Holidu account
  3. Click on "Check the list" in the homepage banner and enter the NRA(s) you received (even if provisional) for each unit

26. What if I don't have a certificate of occupancy ("cédula de habitabilidad")? Will I lose my license?

No. Your license will not be revoked due to a missing certificate. Many tourism licenses were issued for properties without this certificate. If your license is included in the NRA system, you can claim grandfathered status due to long-term activity and request an exemption, allowing you to keep your license and obtain an NRA.

27. My Holidu account won't accept my NRA — it shows an error. What do I do?

The NRA must be up to 53 characters and follow a specific structure. Check that:

  • You've copied the entire number without missing characters
  • The structure matches your official document
  • You haven't added extra symbols not in the original
