What is the Unique Registration Number NRA and How Does It Affect My Listing in Spain?

If you're offering short-term rentals in Spain, you need to understand the new Unique Registration Number (NRA) requirement. This mandatory registration system affects whether your property can be legally listed on rental platforms, including Holidu. This guide explains what the NRA is, how to obtain it, and how to upload it to your Holidu account.

What is the NRA and the Ventanilla Única Digital?

The Ventanilla Única Digital de Arrendamientos is an official platform created by the Spanish Ministry of Housing. It centralizes the registration of all short-term rental properties in Spain.

The NRA (Número de Registro de Alquiler) is a unique identifier that every property used for short-term rentals must have to be listed legally on any rental platform, including Holidu. Without this number, your property cannot go live on our platform.

How Do I Obtain a Unique Registration Number (NRA)?

Obtaining your NRA involves registering your property through the official Spanish registration system. Here's a comprehensive guide to help you through the process.

Step 1: Prepare Your Documents

Before you begin the application, gather the following information:

  • Código Registral Único (CRU) — a 14-digit code identifying your property
  • Cadastral Reference (or Boat ID if applicable)
  • Local license or tourist authorization required by your region
  • Your vacation rental license (licencia de alquiler vacacional)
  • Any "declaración responsable" documents (if applicable)

Note: Please be advised that there may be a fee associated with obtaining the NRA.

Step 2: Access the Official Registration Platform

What If You Get an Error?

If the system rejects your NRA with an error message, verify the format is correct:

The NRA can have up to 53 alphanumeric characters and follows a specific structure. If you continue to experience issues, contact our support team for assistance.

NRA Exceptions

Not all properties in Spain require an NRA. The system will automatically detect whether your property is exempt from this requirement.

How Exemptions Work

  • Exempt Properties: If your property is exempt, the NRA field will be hidden in your Holidu account
  • Required Properties: If the system detects your property requires an NRA, the field will appear in red with the label "Required field"

Rural Property Exemptions

At Holidu, we follow the interpretations published by the Spanish central government and the Autonomous Communities (CCAA) to determine whether an NRA is required at the time of publication.

Examples of properties that currently do NOT require an NRA:

  • Cantabria:
    • Rural Houses (CR)
    • Rural Inns (PR)
  • Catalonia:
    • Rural establishments with licenses: PL, PCC, PT, PG, PTE, PB, and PVA
  • Balearic Islands:
    • Agrotourism properties (AG)
    • Inland tourism properties (TI)
  • Canary Islands:
    • Emblematic Houses (A-35)
    • Rural Houses (CR)

Important: Interpretations may change over time depending on agreements between the Autonomous Communities and the central government. Always verify the most recent guidance when in doubt about your property's exemption status.

Mandatory Requirements for Property Publishing

Your property cannot be published on Holidu without a correctly entered NRA (unless it's exempt). Here's what you need to know:

  • Any missing or incomplete NRA information will prevent your listing from going live
  • If your NRA format is incorrect, you'll receive an error message and must correct it before publishing
  • Each property must have its own individual NRA
  • The NRA must be actively validated (provisional NRAs are acceptable, but they must later be updated with the final number)

Tips and Additional Information

Can I Apply for an NRA on Behalf of Someone Else?

Yes, you can apply as a representative if you meet these requirements:

  • Attach a document proving legal authorization to your application (e.g., a signed authorization with certified signature or a notarized power of attorney)
  • Enter the property owner's name in the "Person represented by the applicant" field on the form

This is useful for property managers and agencies
