What is the NRA and the Ventanilla Única Digital?
The Ventanilla Única Digital de Arrendamientos is an official platform created by the Spanish Ministry of Housing. It centralizes the registration of all short-term rental properties in Spain.
The NRA (Número de Registro de Alquiler) is a unique identifier that every property used for short-term rentals must have to be listed legally on any rental platform, including Holidu. Without this number, your property cannot go live on our platform.
How Do I Obtain a Unique Registration Number (NRA)?
Obtaining your NRA involves registering your property through the official Spanish registration system. Here's a comprehensive guide to help you through the process.
Step 1: Prepare Your Documents
Before you begin the application, gather the following information:
- Código Registral Único (CRU) — a 14-digit code identifying your property
- Cadastral Reference (or Boat ID if applicable)
- Local license or tourist authorization required by your region
- Your vacation rental license (licencia de alquiler vacacional)
- Any "declaración responsable" documents (if applicable)

To apply for your NRA:
- Visit the Sede Electrónica del Colegio de Registradores
- If you're not yet registered with the online filing service of the College of Registrars, click the registration link to create an account.
Step 3: Log In to Your Account
If you already have an account, log in using your digital certificate. This is the most secure method for completing the registration process online.
Step 4: Select the NRA Registration Option
Once logged in, select the option "Número de Registro de Alquiler" from the available services.
Step 5: Begin Your Application
Click on "Presentación Telemática" to start filling out the form.
Step 6: Choose Application Type
When asked what you wish to do, select "Nueva Presentación" (New Application). In the next step, choose "Asignación de Número de Registro de Alquiler de Corta Duración" (Assignment of Short-Term Rental Registration Number).
Step 7: Download the Application Form
Click on "Descargar instancia de presentación" to download the application form template. You'll use this to fill in your property details.
Step 8: Complete the Application Form
Fill out all mandatory fields in the downloaded form. Here's what you need to know:
- Owner Information: The form must be filled with the owner's details. A representative can submit the form on behalf of the owner by including their information in the designated section.
- Pre-filled Fields: The "Expone" and "Solicita" sections are automatically completed.
- CRU Code: Enter your "Código Registral Único" in the dedicated field.
- Property Address: As you type the address, suggestions will appear. Select the correct one, and the system will display it on a map and auto-fill related fields.
- Cadastral Reference: Add your property's cadastral reference number.
- Property Details: Complete all specific information about your property.
- Signature: Add the place and date, then sign the document. You'll need to have "Autofirma" software installed on your computer.
- Download: Save the completed form to include in your application package.
Step 9: Submit Supporting Documents
In the final steps of the online application:
- Attach the completed and signed form you just downloaded
- Include a copy of your vacation rental license (licencia de alquiler vacacional)
- Add any "declaración responsable" documents if required by your region
Step 10: Save Your Progress
After filling out all information, click "Guardar y continuar" (Save and Continue) to proceed.
Step 11: Sign and Submit
Make sure to sign all documents in the application, then click "Enviar" (Submit) to send your application.
Step 12: Confirmation
You'll see a confirmation message indicating that your application was submitted successfully.
Step 13: Check Your Email
You'll receive an email containing a link to the "Sede Electrónica" (Electronic Headquarters) where you can track your application status.
Step 14: Receive Your Provisional NRA
On the right side of your application page, you'll find an option to download a PDF document containing your provisional NRA. This temporary number is valid until your application receives final approval.
How to Upload the NRA to Your Holidu Account
Once you have obtained your NRA, you need to add it to your Holidu listing. There are two ways to do this:
Method 1: Upload via Property Settings
- Log into your Holidu host account
- Select the property you want to update
- Click on General Information and select edit
- Scroll down to find the NRA field
- Enter your NRA number in the field
- Click Save
- Repeat this process for each property you own
Method 2: Upload via Banner Prompt
Alternatively, you can use the quick upload method:
- In your Holidu Host Account, you'll see a banner at the top prompting you to add your NRA
- Click on Check the list to view all your properties
- Enter the NRA for each property in the provided fields
- Click Continue to confirm and save
What If You Get an Error?
If the system rejects your NRA with an error message, verify the format is correct:
